What is housekeeping?

Housekeeping is the cleaning and preparation of the apartment between one guest and the next: changing linens and towels, deep cleaning, restocking amenities, and getting it ready for the next arrival.

In short-term rental it is a core variable cost: it is paid per checkout, not once a month. The more bookings there are, the more cleanings are paid for — but also the more revenue comes in.

Example: in July 2026 housekeeping cost $1,970,000 COP, around 32.5% of gross revenue. That percentage is temporarily high because operations were just starting: the cost of cleaning after a checkout does not drop when there are fewer bookings, so in low-occupancy months it weighs more against revenue.
