What is an RMS or dynamic pricing system?
An RMS (Revenue Management System) is software that moves the nightly rate automatically based on demand, season, city events, and competitor pricing. It raises the rate on high-demand dates and lowers it to avoid empty nights.
It is the difference between setting one price all year and adjusting it day by day. Used well, it raises the average rate without sacrificing occupancy.
Example: in July 2026 the RMS cost $160,000 COP, about 2.6% of gross revenue. It is the tool that helped sustain an average rate of USD 75 per night, well above the project's historical average.
