What is STR or short-term rental?

STR stands for Short Term Rental: renting a home by the night or week instead of by the year. It is the Airbnb-style model, the opposite of a traditional long-term lease.

Short-term rental generates more income per square meter than a traditional lease, but also more variability: a month with city events fills up, a low-season month does not. That is why the report shows occupancy and rate separately.

Example: Circular Houses combines both. The commercial unit is leased under contract and produces fixed income ($7,972,025 COP in July 2026). The 6 STR apartments are rented by the night and produce variable income that depends on how full they are.
