What is a workstation?

A workstation is an individual desk within a flexible office or coworking space. It is the unit that gets rented and billed in that model, just as a room is in a hotel.

That is why occupancy in a flexible office business is measured in occupied desks rather than square meters leased: desks are what actually generate revenue.

Example: the Phase 2 office model has a break-even point of 13% of workstations. With just 13 out of every 100 desks occupied, that business already covers its costs.
