Propiedad horizontal is the legal regime for buildings and complexes where each unit has its own owner but the common areas (facade, corridors, lifts, reception) belong to everyone. In Colombia it is governed by Law 675 of 2001.
Its rules are in the reglamento de propiedad horizontal, which sets each unit's ownership coefficient and the permitted uses. The owners' assembly makes the decisions, a building manager carries them out and each owner contributes to shared costs through the cuota de administración.
